Hamilton Heights is a subdivision here in Gainesville, Florida that is located off of Newberry Road and NW 98th Street. The majority of the homes in Hamilton Heights were built in the 1970's. You can find an array of architechtiual styles and finishes throughout the neighborhood with generous lot sizes, most varying from 0.3 to 0.5 acre parcels. People who live in Hamilton Heights say that they enjoy the convenience of it's location with easy access to I-75 and to Jonesville. Residents of Hamilton Heights also say they love the walkability of the subdivision, the friendly neighbors, the peaceful, quiet atmosphere and the mature landscaping throughout.
Let's have a look at the Real Estate Market trends for Hamilton Heights. Currently to date of this publication, there are six active listings and two listings pending, under contract. The current listings range in price from $210,000 to $305,000 making an average list price of $246,067 which is just under the average list price for Alachua County for April 2019 which was $298,000.
From one year ago, we saw a decline in the number of homes sold per month until 6 months ago when it began to rise again and continues to rise from 3 months ago to now.
We see the same trend between average sales price and average price per square foot in Hamilton Heights as over the past year it came down, shot up, and has come down again.
What does this mean? A common theme in Alachua County for the last two years has been LOW INVENTORY, for you buyers out there, that means there's not quite as much to look at as when the market is even. We are still in a strong seller's market so homes are going under contract extremely quick which continues to cause a low inventory. HOWEVER, prices in Hamilton Heights are below the current average and, as you can see in the bar graph here, inventory is high. This means Hamilton Heights is a great place for buyers to be looking!
