A new community of single-family homes just broke ground in East Gainesville on a 15.1-acre property at 1717 Southeast 8th Avenue. The community of Heartwood has spent 10 years in the planning stages and is now finally on its way to becoming a reality.
The large piece of land was purchased by the City of Gainesville for $1.95 million in February 2007, which at the time had been a low-income apartment complex site. The US Department of Housing and Urban Development had so many restrictions on the property, which made it difficult for redevelopment plans to get underway. But now, construction is slated to begin later this month, and lot sales will begin in January.
This new housing community will be a big boost to the local economy, especially to the economic development in East Gainesville. There are currently 34 proposed homes in the Heartwood community, and 400 people are on the waiting list for more information about them. Demand for this new neighborhood seems high and realtors and developers are taking notice of this, as well as what it means for future property development here, especially as more jobs are proposed for East Gainesville.
Heartwood will be a suburban-like community showcasing four different home designs and floorplans. The neighborhood will boast walking and biking paths as well as well-designed outdoor spaces. Home prices will start at $140,000.
