Southwest Gainesville is sprawling with development, even beyond Haile Plantation, which used to define the outskirts of the city. There are so many new residential developments on the horizon for the area west of I-75, that concerns have arisen regarding overcrowding, traffic, schools and more.
There are many new large developments in the works, but the largest is Oakmont, which will have just under 1,000 new homes. North of Oakmont will be Gloria's Way, Amariah Park and two new small phases for the Town of Tioga. With more than 4,000 new homes in the works, there may be a need for better and new infrastructure as well as possible new schools, or at least a realignment of school zones.
While this appears to be a development boom for Gainesville, county officials believe that the uptick in new home development is the city just catching up from the "long lull after the Great Recession." The good news is that all of this residential development is promising for the local economy and the growth of the city as a whole.
The addition of so many homes is making the local real estate market hot. Furthermore many of the new homes being built are $400,000 and up, despite the fact that "the hottest segment for existing home sales is in the range below $400,000."
