Duckpond is a charming historic neighborhood in Gainesville, and it is one of the oldest neighborhoods in the city. It was established in the late 1870s and is comprised of eight subdivisions in approximately a half square mile of land. This desirable neighborhood is very walkable and is conveniently located adjacent to the desirable restaurants, parks and dining of Gainesville's downtown.
The neighborhood is home to the Thomas Center Gallery and features homes that range from small bungalows to Queen Ann style Victorian homes. With so many homes in the neighborhood designated as historic landmarks, this neighborhood is definitely full of character.
There are currently three homes on the market in Duckpond, which represents 1.1 months of inventory, thus indicating a strong seller's market for the neighborhood. Gainesville as a whole has 3.7 months of inventory, which is also a seller's market.
While there has not been a whole lot of change in the average price per square foot over the last year, the average sales price has been on a bit of a decline over the last 12 months. However, with sellers tending to have the upper hand here, buyers should not be expecting a steal in this neighborhood.
