February 27, 2017

Forest Ridge is a beautifully established neighborhood featuring character-laden homes on generously sized tree-lined lots. Forest Ridge offers a strong sense of community and is conveniently located only a mile north of the University of Florida campus and it is only an easy five minute drive from the great shopping, dining and entertainment on NW 13th Street (SR441). Forest Ridge is also home to Ring Park and is only a short walk to Loblolly Woods, if you need to get your nature fix.

There are currently two homes on the market here representing eight months of inventory, indicating that this market favors the buyers, especially compared with the inventory in Gainesville as a whole, which is only at 3.8 months.

There has been a slight dip in the average price per square foot over the last year and almost no change in the average sales price of homes sold here. However, The current average list price is $277,000, which is higher than the sales price has been for the last twelve months.
