The neighborhood of Broadmoor is a wonderful community located in Northwest Gainesville, featuring sidewalks for an evening stroll, a clubhouse for entertaining and lounging, and a private pool for its residents. Broadmoor features homes built in the mid-1990s and ranging from 1,300 to 2,700 square feet on lots that average approximately one third of an acre. Homes here are well-maintained and feature many upgrades and bonus features. Open floorplans as well as the fantastic community environment make Broadmoor a great place for families.
Broadmoor is conveniently located to fantastic shopping and dining at Town of Tioga and the Oaks Mall, and it is only 8 miles to Shands and the University of Florida. Broadmoor also provides easy access to I-75 and great schools.
There are currently three homes on the market in Broadmoor representing 4.5 months of inventory. This number indicates a slight shift towards a seller's market, however the recent mirrored drop in the average price per square foot of homes as well as the average sales price bodes well for buyers.
Broadmoor's inventory is on par with that of Gainesville and Alachua County as a whole, which have 3.5 months and 4.1 months of inventory respectively. The current average list price of homes on the market here is $245,900, with the lowest lowest price currently at $217,900 and the highest list price at $274,900.
