Let's check in with Blues Creek situated in Northwest Gainesville. Conveniently located only 10 miles from Shands Hospital and the University of Florida, residents of Blues Creek enjoy access to the community pool, tennis courts and neighborhood clubhouse.
Blues Creek is close to Devils Millhopper and San Felasco Hammock state parks. The neighborhood is close to great shopping and necessities at Hunters Crossing Shopping Center along Millhopper Road, which includes a Publix supermarket, a Starbucks coffee shop, and much more.
With only five homes on the market, Blues Creek currently has 2.2 months of inventory. This is lower than Gainesville's inventory as a whole which is 3.8 months, or Alachua County's inventory as a whole, which is 4.4 months. Blues Creek is definitely a seller's market. However, buyers should note that there has been a significant drop in the average sales price of homes recently. While the average sales price over the last 12 months has been $204,259, the average sales price over the last three months has been $151,300. That being said, there has been little fluctuation in the average price per square foot which has not strayed far from $111 over the past year.
The current average list price in this neighborhood is $226,680. This is a great neighborhood in a very desirable part of town, and homes on the market are not expected to last long.
