Millhopper Station, located in the northwest quadrant of Gainesville, is a great family neighborhood in a calm and cozy community. It features relatively newly-built and notably well-maintained homes averaging between 1,300 and 2,000 square feet. Millhopper Station is comprised of several smaller neighborhoods, including Grand Central, Victoria Square, Montclair, and Union Square.
The big news in Millhopper Station is that inventory is quite low, with only 2.7 months available and only four homes on the market. As compared with Gainesville and Alachua County as a whole where the inventory is at approximately four months and a bit more balanced, we definitely have a seller’s market on our hands in Millhopper Station.
More good news for sellers in this neighborhood is that the average seller discount has been steadily dropping over the past 12 months and is currently at its lowest at 2.58%. Furthermore, home sales have been on the rise over the past year, with more homes sold per month over the past three months than over the course of the last 12 months.
Millhopper Station is conveniently located near I-75 via Northwest 39th Avenue and is just minutes from Hunters Crossing Shopping Center, Possum Creek Park and the Devil’s Millhopper Park. It is also within walking distance of Talbot Elementary School, which is great for families with young children.
