Half of 2016 is almost in the books and it's a good time to see how we're doing in Gainesville & Alachua County. In short, things are going quite well!
Activity is slightly up over 2015, and prices are up just about 10%! Across the region, we're seeing pretty good numbers:
Only Haile Plantation & NW Gainesville have seen prices go down. SW Gainesville is up a whopping 15%! Largely what's going on in Alachua County is low inventory, particularly among homes under $200k:
Anything under 6 months inventory is considered a seller's market, meaning there aren't enough homes to keep up with routine buyer demand. This often leads to prices going up and buyers having to act fact to get a house they want. Right now locally, $300k and under is a hot market in Gainesville, and the $150k and below ("starter home") segment in particular is becoming even more scarce.
One investor client of ours told us that they are focusing heavily on homes they can sell for $150k or under because demand is so high & supply is so low.
All in all, there isn't much to complain about here in Alachua County, especially if you're a seller!
