Market spotlight: Eloise Gardens

Let’s check in with Eloise Gardens, where the market stats here are fairly indicative of Alachua County as a whole, where home sales have been steady and sales prices are on the rise.

Eloise Gardens is a wonderful community located near the southern end of Haile Plantation at SW 91st Street and SW 65th Lane. The neighborhood offers walking and biking trails that conveniently join with all of the Haile Plantation trails. This charming community also has a playground and is great for families, with new-construction homes built between 2005 and 2010 and averaging 2,100 square feet.

With six homes currently on the market, Eloise Gardens has 4.8 months of inventory, indicating a pretty balanced market with only a slight skew towards a seller’s market. Gainesville as a whole has 4.6 months of inventory and Alachua County has 5.3 months of inventory, so Eloise Gardens is not far off from either of these.

Furthermore, the average price per square foot has increased approximately $11 over the course of the past twelve months. With an even bigger change, the average sales price of homes over the past twelve months was just over $297,000, but over the past three months has averaged over $343,000, which is quite a significant jump. And, as far as homes currently listed, the average sales price is even higher at $381,433. There certainly seems to be an upward trend in sales prices here.
