We just added yet another page of market statistics for Gainesville / Alachua County. Here, we separate the market into 6 different price ranges.
Looking at the data, a few things stand out. First, the price bracket where sellers are getting closest to list price is surprisingly $400k-$500k:
The other thing that stood out is how little is on the market in all but 1 of the price brackets:
Below $500k, there is less than 6 months supply. But over $500k, that jumps to over a year. Bear in mind only about 10 homes per month over $500k typically sell (compared to 150/month under $200k), so the sample size isn't very big.
