Gainesville housing inventory: how low can it go?

Take a peek at our neighborhood stats page, and one thing stands out -- there is not a whole lot on the market right now.  We counted almost 20 major neighborhoods in Gainesville with fewer than 2 months supply.  To name a few:

4.2 months inventory is VERY low.  This means if you are a seller, and your house is in good shape and you price it right, it will sell ... FAST.

Much of the US right now is in a similar situation, with very little housing inventory.  Here's the situation just south in Ocala / Marion County:

With an extra 2 months supply, Ocala is a bit more balanced than Gainesville right now, so buyers are probably having a bit more luck finding homes.  But even so, compared to what these areas experienced for the past several years, the current market represents a big change and sellers are starting to puff out their chests a bit for the first time in almost a decade!
