Market spotlight: Cobblefield

Have you taken a look at beautiful Cobblefield lately?

The market here is stable, however the average sales price and price per square foot have jumped in the past three months, both of which bode well for sellers.

And while we’re looking at a fairly balanced market, the 7 homes for sale representing 4.9 months of inventory indicate a slight shift towards a seller’s market.

Typically, greater than six months of inventory is consered a “buyer’s market”, with less than six months signifying a “seller’s market”. Gainesville and Alachua County as a whole have been hovering close to the five month mark. Cobblefield is following suit, so sellers, take note!
