Market spotlight: Duckpond

Duckpond is Gainesville’s oldest and most historic neighborhood, with many homes dating before 1900.

Approximately three homes have been selling per month over the past year, and with 11 homes currently on the market, we have 4.1 months of inventory on our hands.

With six months of inventory representing a balanced market, the dip below that mark might indicate a slight shift towards a seller’s market.

Furthermore, the average sales price and price per square foot have seen a steady climb, which also bodes well for sellers.
